The Company owns, manages, operates, acquires and repositions office and retail properties in Manhattan and the greater New York metropolitan area. It operates through two segments. Real estate segment includes all activities related to the ownership, management, operation, acquisition, redevelopment, repositioning and disposition of its traditional real estate assets. Observatory segment includes the operation of the 86th and 102nd floor observatories at the Empire State Building. The Company’s total portfolio contained 10.1 million rentable square feet of office and retail space. It owns 14 office properties, including three long-term ground leasehold interests. Nine of these properties are located in the midtown Manhattan market, including the Empire State Building. its remaining five office properties are located in Fairfield County, Connecticut and Westchester County, New York.
